About Phil Riola

Luxury and relocation real estate on South Carolina’s Grand Strand. Licensed in SC and CA. The standard of representation you’d expect from a major metro market.

Phil riola

Phil Riola is a luxury and relocation real estate agent serving South Carolina’s Grand Strand with Real Broker, the technology-enabled brokerage trading on the NASDAQ as REAX. Licensed in both South Carolina and California, Phil works with buyers and sellers from Myrtle Beach to Georgetown, with a particular focus on guiding high-net-worth families relocating from the Northeast and Mid-Atlantic to the Carolina coast.

My approach to real estate

Real estate, done well, is a financial decision before it is an emotional one. That is the lens I bring to every client.

My career began in the Los Angeles market, and the years since carried me through the wealth-management circles of the Northeast, where I learned how serious buyers actually evaluate a major purchase: by the numbers, with patience, and with representation that tells them what they need to hear rather than what they want to hear. I bring that same standard to the Grand Strand.

What I am not is the agent who has spent thirty years selling the same few zip codes and recites the brochure. I am the agent who studied this market deliberately, who tracks it with current data, and who understands the buyer on the other side of the move because, in many cases, that buyer is leaving the same places I know well. When a family in Bergen County or the Main Line decides to come south, they are not just choosing a house. They are changing their tax domicile, their climate, their distance from grown children, and their daily life. That is a consultation, not a transaction.

What I focus on

My practice concentrates where I can add the most value:

Why Real Broker

The brokerage behind an agent matters more in a relocation than in a local move. Real Broker is one of the fastest-growing brokerages in the country, built on a cloud-based platform with integrated transaction technology, title, and mortgage resources, and currently combining with RE/MAX in an $880M transaction that expands its national footprint. For a client buying across state lines, that infrastructure means a smoother long-distance transaction and a network that reaches back into the markets buyers are leaving.

How I work with clients

For buyers, the process starts with the numbers and the submarket, not the showings. We model the tax and cost-of-living change, identify the right community for your actual stage of life, and tour deliberately — often in the off-season, so you see a neighborhood as it really lives rather than as it looks in July. Offers are built from current comparables. For relocating clients, I coordinate with the accountants and attorneys a clean change of residency requires.

For sellers, the work is pricing discipline and marketing aimed at the buyer who is actually in the market: the relocating, often out-of-state, often higher-net-worth buyer searching for exactly the coastline you are selling.

A growing Grand Strand practice

Coastal South Carolina Real Estate is built to scale with this market. As the practice grows, it will expand into a team to serve more of the Strand at the same standard, but the principle will not change: representation that treats your move as the significant financial decision it is.
